What we look for

Not every plot is a project — but more of them are than you think.

We work across the country, from the south to the Éislek. These situations are of particular interest:

  • Building land in the PAG (HAB-1, HAB-2, MIX-u, MIX-r) from roughly 4 ares
  • Plots inside an existing PAP or subject to a PAP requirement
  • Infill gaps and back-land within established village fabric
  • Older buildings and demolition properties with potential
  • Farms, barns and outbuildings in village centres
  • Houses with oversized gardens that can be subdivided
  • Land in a “zone d’aménagement différé” (ZAD) with prospects
  • Plots held in joint inheritance by several owners
  • Parcels with easements, rights of way or unclear access
  • Commercial and mixed-use sites with a residential component

How it runs

From the first call to the notarial deed.

Six steps. You always know where your file stands — and what the next step costs: nothing, until signature.

  1. 01 Day 1–2

    Contact and first assessment

    You send us the location, the surface and, if you have one, the cadastral extract. We check the PAG, the PAP status and developability. Answer within 48 hours.

  2. 02 Week 1–2

    Feasibility study

    Our architect establishes what the plot really allows: building envelope, storeys, density (CUS/COS/CSS), setbacks, parking, servicing.

  3. 03 Week 2–3

    Offer and choice of route

    You receive a written offer with price, timetable and conditions — and, if you wish, a comparison of cash sale, exchange for apartments and participation.

  4. 04 Month 1–3

    Compromis and notarial deed

    The preliminary contract is drawn up by the notary of your choice. Four to twelve weeks usually pass between compromis and deed.

  5. 05 Month 3–24

    Design and permits

    We handle architect, engineers, the PAP procedure, subdivision and the building permit. That risk is ours now, not yours.

  6. 06 from month 12

    Construction and sales

    Built under VEFA law with a completion guarantee. Units are marketed through our sister brand iMMOSOLUTIONS.
