A first order of magnitude based on density values typical of Luxembourg PAP procedures. It does not replace a feasibility study — but it frames the conversation.

Questions we are often asked

I do not know whether my land is developable.
No problem — choose “unknown” in the form. We check the PAG classification with the commune and tell you the result, whether or not it leads to a deal.
Will the sale be taxable for me?
For private individuals the capital gain is in principle taxable; rate and allowances depend on holding period, purchase price and personal circumstances. A main residence is exempt. Work it through with your notary or tax adviser before signing — our guide explains the principles.
What if I am still undecided?
Tick “information only”. Many owners come back years later, with our assessment in hand.
Which documents help you most?
Cadastral extract or parcel number, a sketch or photo and, if available, an existing PAP, an old building permit or a survey plan. All optional.
Do you work with agents and notaries?
Yes. If you are presenting the land on behalf of a client, note it in the form and we will settle the terms directly.
